Berlin Rent Index 2026

The Berlin Senate Department has published the new Rent Index 2026. It has been valid since 28 May 2026 and replaces the Rent Index 2024.The Rent Index 2026 is a new, officially recognized rent index. It meets the legal requirements and is accepted by tenants’ and landlords’ associations. It applies to around 1.6 million apartments and is based on around 17.000 data records from tenants and landlords.According to the new rent index, the average net cold rent is €7.71/m². This value shows how rents in Berlin have developed on average. The rent index is still presented in a clear table format.The residential locations of all Berlin addresses have been updated. Around 29% are in simple residential areas, 50% in medium residential areas, and 21% in good residential areas.The Rent Index 2026 shows which rents are typical in Berlin. Tenants can use it to check whether a rent increase is justified. Landlords can use the rent index to determine the appropriate comparative rent.
