Prices for condominiums in Berlin have slightly declined

In 2024, conversions from rental to owner-occupied apartments dropped by 65% to 1,552 units, primarily in Weißensee and Prenzlauer Berg. That same year, a condominium in Charlottenburg set a record with a purchase price of €8.3 million, equivalent to around €22,000 per square meter. Parking spaces also became slightly more expensive: the median price reached €31,658, while the highest price was €100,000 in Mitte. According to the Committee of Valuers, the average purchase price for condominiums in Berlin fell by 1% compared to the previous year, averaging €5,251 per square meter. For 2025, neither a significant price increase nor a notable decline is expected on the Berlin real estate market; high financing and construction costs remain key challenges.
